Applying for the Property

To apply for a rental property, you will need to complete a Residential Tenancy Application form which is available from our office.

Applications must be in the office by 10am each Monday and these are processed as quickly as possible.

PLEASE NOTE: Applications cannot be accepted until you have been shown through the interior of the property by one of our property managers.

Tenancy Application Checklist

Applications cannot be accepted until the following documentation has been received by our office:

  • Complete the Residential Tenancy Application form in full.
  • A separate application form must be completed for each person who wishes to appear on the lease for the property.
  • Provide two (2) forms of identification photocopied front and back. For example:
    • A current Drivers License
    • A current Passport and Visa, if applicable
    • Current Bank Credit or Debit Card
    • Medicare Card
  • Provide Proof of Income - for example:
    • A copy of your most recent pay advice
    • If income is coming from overseas, evidence to that effect
    • If a parent/guardian will be responsible for rent payments, we need a letter from them stating this, including their full contact details.
  • One (1) written personal reference. The referee must include their home address and telephone number. Must be from colleague / associate / friend whom you have known for more than two (2) years. The person cannot be a relative.
  • Previous written rental reference and tenant ledger, if available.
  • If previous tenancy was by private arrangement, full names, addresses and telephone numbers of owners must be provided, including the address of the property leased.
  • If you are self-employed, please provide an Accountant's reference and your most recent Bank statement.
  • If you own your own home, please provide a photocopy of your most recent council and water rates notices.

If you would like your utilities (gas, electricity, etc) connected for you, please complete the Direct Connect application form.

Selection Criteria

The successful tenancy applicant has provided all necessary details on their application form, including sound references. We operate strictly within the anti-discrimination legislation - all applications are assessed strictly on their completeness, merit and quality of references.

NO CASH ACCEPTED

At the lease commencement date, you will be required to pay two weeks' rent (less any deposit paid) in advance, plus the equivalent of four weeks rent as bond. Additionally a $15 lease preparation fee is required to be paid at the time of signing the lease.

We will lodge the bond on your behalf and the NSW Department of Fair Trading will in turn send you a receipt for the bond amount.

The standard method of payment we recommend is establishing a periodic direct bank transfer as this ensures your rent is always paid on time directly from your designated bank account on the due date.
